A turnkey property is a fully renovated rental, often already tenanted and professionally managed, sold ready to produce income from day one.

What is a turnkey property?

A turnkey property is a rental sold in ready-to-rent condition, typically renovated, often with a tenant already in place and professional property management attached. Turnkey companies buy distressed homes, rehab them, place tenants, and sell the stabilized package to investors, frequently out-of-state buyers seeking cash flow in affordable markets without doing renovation work themselves.

The appeal is convenience and speed: income from the first month, no contractor management, and an established manager. The cost is priced in, turnkey properties sell at or above full retail value, so buyers give up the built-in equity that value-add investors earn by renovating themselves. Returns depend almost entirely on the quality of the rehab, the tenant, and the ongoing management.

Due diligence should be more rigorous, not less, because the package is designed to look effortless. Verify the rehab scope with an independent inspection (cosmetic-over-deferred-maintenance is the classic turnkey trap), confirm the tenant’s payment history and lease terms, check that the advertised rent matches the market rather than exceeding it, and research the management company as carefully as the house.

What should I verify before buying a turnkey rental?
Order your own inspection (never rely on the seller’s), get an independent appraisal and rent survey, review the tenant’s application, payment ledger, and lease, ask for the rehab scope of work with permits where applicable, and interview the property manager separately, including their fees and owner references. Also check how many homes the turnkey operator has sold and how their older properties have performed.
