Property Management Fee

Property management fees are what managers charge to run a rental, typically 8-10% of collected rent plus leasing fees of half to one month’s rent.

What is a property management fee?

Property management fees compensate a professional manager for running your rental: marketing vacancies, screening tenants, collecting rent, coordinating maintenance, handling tenant communication, and managing evictions. The standard structure for single-family rentals combines a monthly fee of 8% to 10% of collected rent with a leasing (tenant-placement) fee of 50% to 100% of one month’s rent each time a new tenant signs.

The fine print matters as much as the headline rate. Common add-ons include lease-renewal fees ($150 to $500 or a fraction of a month), maintenance coordination markups (10% to 20% on contractor invoices), inspection fees, and charging the monthly fee on "rent due" rather than "rent collected", which removes the manager’s incentive to chase delinquency. All-in, management typically consumes 10% to 14% of gross rent.

Always underwrite management even if you plan to self-manage: it keeps the analysis honest, preserves the property’s value to a future buyer who will not self-manage, and prices in your own time. For remote investors, and anyone buying fractional interests through platforms where management is built in, the fee is simply part of the cost of truly passive income.

A house rents for $1,800 per month with a 9% management fee ($162 per month, $1,944 per year). A new tenant every two years costs a 75%-of-rent leasing fee ($1,350, or $675 per year averaged). Total management cost ≈ $2,619 per year, about 12% of gross rent.
