How real estate crowdfunding works
A sponsor or platform presents a real estate investment opportunity, investors commit capital, and the project uses that capital to buy, finance, improve, or operate real estate. The investor return depends on the ownership structure and the performance of the underlying asset.
- Equity deals usually participate in rental income and appreciation, but sit behind lenders in the capital stack.
- Debt deals usually pay interest from a real estate loan, but upside is capped at the agreed rate.
- Fund or REIT structures pool capital across several assets instead of one property.
Why investors use crowdfunding
Crowdfunding gives individual investors access to private real estate opportunities that used to be limited to larger buyers. It can lower minimums, diversify across markets, and make passive participation easier.
What to check before investing
Review the sponsor track record, fee schedule, hold period, redemption policy, debt terms, reserve policy, and property-level assumptions. The convenience of an online platform does not replace due diligence.

Risks of real estate crowdfunding
- Many crowdfunding investments are illiquid. You may be expected to hold for several years, and early exits can be unavailable or limited.
- Sponsor quality matters. A strong market can still produce poor outcomes if the sponsor overpays, over-leverages, or mismanages the asset.
- Fees can be layered across acquisition, asset management, disposition, servicing, and performance incentives.
- Projected returns are estimates, not promises. Rent growth, sale prices, interest rates, and construction costs can move against the plan.
- Some deals may have higher minimums than the headline platform minimum.
