Tokenized Real Estate

Last reviewed July 15, 2026

Tokenized real estate represents property ownership as blockchain tokens, enabling small minimums, fast settlement, and tradeable fractional shares.

What is tokenized real estate?

Tokenized real estate puts fractional property ownership on a blockchain: the entity that owns a property (usually an LLC or trust) issues digital tokens representing its shares, and investors hold those tokens in their wallets or platform accounts. Owning the token means owning the corresponding economic interest, rent distributions and sale proceeds flow to token holders in proportion to their holdings.

The blockchain layer solves real mechanical problems in fractional investing. Transfers settle in minutes instead of the days or weeks that paper-based private securities require, enabling genuine secondary-market trading of property shares. Ownership records are transparent and tamper-resistant, distributions can be automated (some platforms pay rent daily), and the infrastructure scales to thousands of co-owners per property at low administrative cost, which is what makes $50 minimums economically viable.

Tokenization does not change what you own, a token backed by a rental house is still a real estate security, subject to securities law, property-market risk, and the sponsor’s competence. Evaluate tokenized offerings the way you would any fractional investment: verify the legal structure linking tokens to the deed, the operator’s track record, fees, and how the secondary market actually functions, with the blockchain as plumbing rather than the point.

Frequently asked questions

Do I legally own real estate if I own a token?
You own whatever the legal structure says the token represents, typically membership interests in an LLC (or units of a trust) that holds the property’s deed. The token is the record of that interest, not a separate asset. This is why reviewing the offering documents matters: a well-structured tokenized property gives you enforceable ownership rights in the title-holding entity, while a poorly structured one may give you only a contractual claim against the platform.
What are the risks specific to tokenized real estate?
Beyond normal property risk (vacancies, repairs, market declines), tokenized offerings add platform risk (what happens to trading and management if the operator fails), evolving regulation of digital securities, secondary-market liquidity that can thin out in stressed conditions, and in some structures, questions about how token records map to legal ownership. Established platforms mitigate these with bankruptcy-remote per-property entities and transparent legal documentation, verify both before investing.

Lofty Marketplace trades are completed using USD Coin (USDC cryptocurrency) and smart contracts on a blockchain. If you use a payment method other than USDC to submit a buy order for a traded property, then you agree to purchase an equivalent quantity of USDC at the then current exchange rate. That is, you agree that your currency will be converted to USDC, and your buy order will be executed using USDC. USDC is a 1:1 representation of the US dollar on the blockchain that may fluctuate in value. In the event that your order is cancelled or expires, any unspent USDC will be returned to your Lofty Wallet. If you later submit a sell order for your property shares, and your sell order is filled, you will receive payment in USDC which can be converted to USD via third party cryptocurrency exchanges.
